Welcome to Bamboo House. Our FairStay Policy replaces hidden fees with clear, upfront costs.
Below you can see exactly how renting works, what you pay, and how to get your deposit back.
1. Choose Your Room Type
We offer two fully furnished options depending on your budget and lifestyle.
Guest House Unit
Shared living and community
- Private: Your own bedroom (bed, bedding, desk, AC, fridge – varies by room).
- Shared: Kitchen, toilet, bath/shower, dining / living space.
- Utilities: Usually a flat fee (around 20,000 yen/month – see each house page).
- Best for: Meeting people, saving money, and convenience.
Apartment Unit
Private, independent living
- Private: Your own kitchen, bath/shower, and toilet inside the unit.
- Utilities: Normally not included (you pay for actual usage). Some units are exceptions – see the listing.
- Best for: Privacy, couples, or those who prefer quieter space.
2. How to Rent (Step by Step)
Follow these four simple steps from room search to move-in.
Find a Room & Enquire
Browse our house list and choose a room that suits your budget and location.
Then send us an inquiry from the Reservation / Inquiry form.
- Room Viewing: Request a viewing date/time. We usually meet you at the nearest station.
- Room Reservation: If you already know which room you want, select your check-in date and send a reservation request.
- Other Questions: Ask about availability, facilities, or anything you’re unsure about.
Receive Confirmation
Our staff will reply by email, confirm availability, and answer your questions.
Please also check your spam folder in case our email goes there.
If you do not receive a reply, please check your spam / junk folder.
If you need multiple room options or have specific conditions (dates, budget, area),
we’ll help you find the most suitable house and room.
Reserve Your Room
Once you decide on a room, you pay the initial move-in fee to secure it:
- Guest House: 50,000 yen (20,000 management & admin + 10,000 cleaning + 20,000 deposit)
- Apartment: 70,000 yen (20,000 management & admin + 20,000 cleaning + 30,000 deposit)
Payment can be made by PayPal (or credit card via PayPal), bank transfer, and in some cases cash/credit at the office.
As soon as we receive the payment, your room is reserved.
Sign the Contract & Move In
On your check-in day, bring:
- Your passport or Japanese ID
- First month’s rent
We will sign the rental contract, explain the house rules, take a copy of your ID, and give you the keys.
Then our staff will show you around the house and your new room.
Check-in and check-out time: 9:00 AM – 5:00 PM.
We cannot check you in or out outside these hours.
Currently, we do not accept contracts for short-term stays of less than one month.
Please note that the contract is for a minimum of one month.
(Shirokane House, Mejiro House, Kamikurata House, Kiba House, and Sasazuka House apartment-type rooms require a minimum stay of two months or longer.)
3. Initial Move-In Costs (FairStay Policy)
Our one-time initial move-in fee covers everything you need to start living at Bamboo House:
the contract process, professional cleaning, and your security deposit.
Unlike a typical Japanese rental, we do not charge:
- Key money (礼金)
- Agent fees
- Guarantor company fees
- Lock change fees
- Fire insurance packages forced into the contract
You also do not need a Japanese guarantor, a Japanese bank account, or a long rental history
to get started. This makes Bamboo House especially helpful for people who:
- Are only planning to stay in Japan for a few months
- Are new to Japan and still setting up documents and bank accounts
- Want to avoid the usual move-in costs that can easily reach thousands of dollars in a normal rental
With Bamboo House, you can move in with a clear, fixed initial fee and monthly rent,
instead of facing multiple surprise charges and complicated procedures that are common in the Japanese rental market.
Guest House – Initial Fee

Covers reservation handling, check-in/check-out, contract preparation, support during your stay, and basic operational costs.

Professional room cleaning (bedding wash, basic sanitising and reset) after you move out.
Refundable*
Used only if there is damage, heavy dirt, smoking, lost keys, or extra cleaning beyond the standard level.
Please note: if you leave large personal items behind (for example fans, vacuum cleaners,
old suitcases, extra chairs or other furniture) in your room, common areas or trash space, we may
not be able to refund your security deposit. The same way you do not want these items,
we also cannot accept them and must pay to remove and dispose of them.
Apartment – Initial Fee
+ first month’s rent
Non-Refundable
Same as guest house – covers contract, support, and administration.
Non-Refundable
Professional cleaning for the larger apartment space after you move out.
Refundable*
Used only if there is damage, heavy dirt, smoking, lost keys, or extra cleaning beyond the standard level.
Please note: if you leave large personal items behind (for example fans, vacuum cleaners,
old suitcases, extra chairs or other furniture) in your room, common areas or trash space, we may
not be able to refund your security deposit. The same way you do not want these items,
we also cannot accept them and must pay to remove and dispose of them.
Pay Your Reservation / Initial Fee
Secure your room safely with PayPal or Credit Card.
We also accept bank transfer and, in some cases, cash or credit card at the office.
4. Important Rules & Additional Fees
🕒 Check-In / Check-Out
Standard check-in and check-out are between 9:00 AM and 5:00 PM.
We recommend planning your arrival within these hours whenever possible.
In some cases, we can arrange an after-hours check-in for an additional
2,000 yen fee. This is because staff need to come in before or after their
normal working hours, which adds extra time and cost.
If you expect to arrive outside 9:00 AM to 5:00 PM, please contact us in advance.
After-hours check-in is subject to staff availability and cannot always be guaranteed.
If we cannot arrange it, you may need to stay in a hotel and check in during normal hours the next day.
👥 Extra Guests
+20,000 yen / month per additional guest
Sharing is allowed in some larger rooms (up to 3 people).
Children under 6 years old are free. Please ask us if you plan to share.
🚚 Moving to Another Room
5,000 yen moving fee
If you move to another Bamboo House room, you only pay this fee.
You do not need to pay the full contract fee again.
Please note: if the room you are leaving is not returned to a normal condition and
requires more than standard cleaning (for example heavy dirt, rubbish left behind,
strong odours, etc.), an additional cleaning fee may be charged or deducted from your
security deposit.
5. Check-Out & Deposit Refund
How to receive your full security deposit:
- Notice: Email us at least 1 month before your move-out date.
- Cleaning: Remove all trash and food, take all personal belongings, and leave the room in a reasonably clean state.
- No Damage: No broken furniture, appliances, walls or floors beyond normal wear.
- No Smoking Indoors: Smoking inside any Bamboo House property is strictly prohibited.
- Keys: Return all keys at check-out.
Lost Key Fee: 20,000 yen per missing key set.
After check-out, staff will inspect the room.
If everything is fine, we will refund your security deposit:
- Refund Method: PayPal or bank transfer only.
- For the safety and security of our staff, we do not return cash.
If there is significant damage, heavy dirt, smoking, or lost keys, part or all of the deposit may be used to cover these costs.
6. Loyalty Benefits – FairStay Policy
Loyalty Benefit: For guests who stay 6 months or longer, or returning guests with a good rental and cleanliness record,
Bamboo House may waive or reduce the security deposit at our discretion.
This is part of our FairStay Policy – responsible guests are rewarded, and costs stay transparent for everyone.
7. 🔑 Lost Keys & Lockouts
🔐 Lost Key Replacement
20,000 yen per key set
If you lose your room key or do not return it at check-out,
a 20,000 yen lost key fee will be charged.
This covers the cost of replacing the key and maintaining security for the house.
New keys must be collected in person from the Nippori office.
We do not mail or deliver replacement keys to other locations.
🚪 Lockout Call-Out Fee
3,000 yen per call-out
If you lock yourself out of your room and require staff to come and unlock the door,
there will be a 3,000 yen call-out fee.
This fee applies because a staff member must travel to the property and interrupt their
normal working hours. Lockout assistance is subject to staff availability,
so please contact us as early as possible if this happens.
